A spacious four-bedroom home in leafy Ferney Green, with a private hot tub, log burner, mature gardens and its own Scandinavian-style BBQ hut.
Some Lake District houses are all about where you go from them. Ashness gives you plenty of reasons to stay put.
Set behind electric gates amongst the greenery of Ferney Green, Ashness is a generous four-bedroom home designed for time together. There's space for eight guests, a private garden and hot tub, a log burner for evenings in, and a Scandinavian-style BBQ hut tucked away outside.
At the heart of the house is the open-plan kitchen, dining and living space. It's big, sociable and made to be used — whether that's breakfast around the table before heading out for the day, cooking dinner together or settling onto the sofas with the fire going.
The contemporary kitchen has plenty of preparation and storage space, while the dining area comfortably brings everyone together. From the living room, doors open directly onto the deck and garden, making the outside space feel like a natural extension of the house when the weather allows.
And when eight people need a little more room, there's a separate snug away from the main living area, along with a dedicated home-office space.
Four bedrooms, plenty of space
Upstairs, four bedrooms sleep up to eight guests.
The king bedroom has its own en-suite shower room and Juliet balcony, while one of the two double bedrooms also has a private en-suite. A further double bedroom and a bunk room with two single beds complete the sleeping arrangements.
Contemporary shower rooms, good storage and a separate utility room with washing machine and tumble dryer make Ashness particularly easy for families and groups sharing a longer stay.
Step outside
The garden is one of our favourite things about Ashness.
Mature trees, established planting and hedging surround the lawn, with different places to sit and spend time throughout the day. Immediately outside the living space, the long deck has outdoor dining and lounge furniture, while the private hot tub sits just a few steps from the doors.
Dressing gowns and slippers are provided, so coming home from a day exploring the Lakes and heading straight for the warm water couldn't be much easier.
There's also a garden swing tucked amongst the greenery for somewhere quieter to sit.
The BBQ hut
Then there's Ashness's rather brilliant Scandinavian-style BBQ hut.
Inside the timber cabin, built-in seating wraps around a central charcoal grill, creating somewhere for everyone to gather for dinner. Being undercover also means a little Lake District rain doesn't necessarily have to change the evening's plans.
For safety, the hut remains locked until guests have completed a short disclaimer, after which access details are provided. The central grill is for charcoal use only.
And when you're ready to explore...
Ashness sits in leafy Ferney Green, on the southern side of the Windermere and Bowness area. It gives you the convenience of having the lake, shops, restaurants and boats close at hand without putting you right amongst the busiest streets.
Spend the morning walking, head onto Windermere for the afternoon, cross the lake towards Hawkshead and the quieter western shore, or venture north towards Ambleside, Troutbeck and the central fells.
Then come home, light the log burner, open a bottle of something good and decide whether the evening belongs in the hot tub, around the dining table or gathered around the charcoal grill in the BBQ hut.
Ashness is somewhere you'll enjoy exploring the Lakes from — but it's equally good on the days you decide not to go anywhere at all.

Location
Ferney Green, Windermere
Ashness is well positioned for exploring both Windermere and the wider Lake District.
The lake and Bowness are close by for restaurants, cafés, shops and boat trips, while heading north opens up Windermere, Troutbeck, Ambleside and the central Lakes.
For days on the other side of the water, use the Windermere Ferry and explore towards Claife Heights, Near Sawrey and Hawkshead. Heading south takes you towards Blackwell, Newby Bridge and the southern end of Windermere.
With plenty of parking back at the house, Ashness also works particularly well for families who want the freedom to explore different parts of the Lakes during their stay.
