Tucked away on the edge of Hawkshead, Sawmill Cottage is a beautiful three-bedroom Lake District home with bags of character, a gorgeous garden and its own former mill pond.
Spend mornings over coffee in the light-filled garden room, walk into Hawkshead for lunch, head out towards Tarn Hows for the afternoon, then come home to light the stove and settle in for the evening.
With three lovely bedrooms, two bathrooms and plenty of space to spread out, it’s a brilliant Lake District base for up to six.
Sawmill Cottage has all the things we love about an old Lakeland home – exposed beams, wooden floors, original fireplaces and thick cottage walls – but with bright, generous spaces that make it incredibly easy to spend time together.
At the heart of the cottage is the large sitting room, with its vaulted ceiling, original beams and big fireplace with a multi-fuel stove. It’s made for long evenings after a day on the fells.
The kitchen is equally full of character, with slate worktops, an oak breakfast bar and everything you need for cooking at home. But our favourite spot might be the glazed garden room. Filled with natural light and looking out over the garden, it’s perfect for breakfast, coffee and cake, or simply sitting with a book while everyone else gets ready.
There are three bedrooms sleeping up to six.
The main bedroom has a king-size bed, lovely countryside views and its own en-suite shower room.
The second is a comfortable double bedroom, while the third is set up as a twin – ideal for children or friends – and can also be made into a super king on request.
There’s also a family bathroom with a bath and shower over.
Step outside - The garden is a real part of staying here. There’s an enclosed lawn with outdoor furniture for sunny breakfasts and evening drinks, surrounded by mature planting and the countryside beyond. Then there’s Sawmill Cottage’s most unusual feature – its former mill pond. Sitting just beyond the garden and framed by trees, with fields and Lakeland hills beyond, it makes this little corner of Hawkshead feel particularly special.
For safety, access to the mill pond is through a locked gate and isn’t automatically included with your stay. Guests who would like to access the pond area can request the access code after completing a short safety disclaimer. The gate must remain closed and locked when not in use, and children and pets must always be supervised around the pond.
